Who or What is Crest  Management and Kelliwood Fund

Kelliwood Fund was formed by our developer, Kickerillo,
and is  made up of  9 different Kelliwoods  totaling 1300 homes. 
A board member is elected from each of the subdivisions and becomes 
 the voice of the individual subdivision.
Kelliwood Terrace has 191 homes in this group.

Crest Management is a company hired by Kelliwood Fund to 
manage the administration of our home owners association, the deed 
restrictions enforcement, and architectural control. Any change to 
your home's appearance must have the approval of the architectural 
committee.  A form is available through Crest OR  you can find a 
 printer friendly one below.

Our HOA elects a Kelliwood Terrace representative to act as 
"our voice" to the Kelliwood fund committee, submit our yearly 
budget, and oversee our home owners meetings. At this time our
HOA dues
is one of the lowest in the Kelliwood Fund at $ 500 per year.
This includes mowing of all common areas,  Crest Management, payment
on brick fence note, maintenance of our park, misc. maintenance for repairs and electricity for street lights, legal fees, water, and insurance.
Due to the rising cost, and the need for reserve funds,
our dues will be $500 for 201
1.

KELLIWOOD FUND:

As a member of the Kelliwood Fund, Inc., all homeowners are reminded
that they live in a community where deed restrictions are enforced. A full
list of your subdivisions deed restrictions and ACC
(Architectural Control Committee) guidelines can be acquired through Crest Management Company or your Welcome Committee. The monitoring
and enforcing of deed restriction, violations costs all homeowners not only an increased maintenance and legal fees, but also in the devaluation of all
neighborhood property. Keeping your property safe and presentable  is
something everyone can do to help protect all of our property values. As such,
any homeowner that plans to make any changes to their property (front or back) should first apply for the  proposed changes. Following is
a condensed list of some of the most commonly noticed deed restriction violation:

1) Failure to maintain your home's appearance (includes mold/mildew
removal, painting and repairing home, trim, shutters, gutters, windows,
doors, screens, garage doors, fences, mailbox, basketball goal, driveway,
sidewalk, etc.).
2) Failure to maintain the appearance of your front or back yard (includes mowing, edging, controlling weeds, trimming trees, and shrubs, removing trash and debris, etc.).
3) Failure to properly store miscellaneous items (including trash on
NON-TRASH days, boats, trailers, RV's , commercial vehicles, inoperable
vehicles, yard and patio equipment, out of season holiday decorations,
commercial / business signs, ANY non-approved yard appurtenances, etc.).
4) Failure to apply for an architectural change to your home (also includes
not properly applying for an architectural change and / or not performing
the changes as applied for).

                              Kelliwood Gardens Swimming Pool:usage:
***Kelliwood Terrace does not have their own swimming pool. However, we
may be part of the swimming pool at Kelliwood Gardens for a fee of $125 / year.
 It is a very nice pool and tennis courts. If you are interested in this, call Crest Management in early May. 281-579-0761

Manito Circle Park:
Kelliwood Terrace has a 3 acre park with walking paths, benches,
and a butterfly garden.We added a playground in 2008 to our park.
 In March, 2011, we added 2 picnic tables, had a volunteer workday
in the park, and added a new palm tree which was donated by a
resident.

WCA Waste Corporation
Our trash and recycling company at this time is WCA.  We have 
backdoor pick-up for trash
on Mondays and Thursday. Our recycling is
on Monday at curbside.    WCA recycles newspapers, plastics 1 & 2 ,
aluminum and tin cans,--NO GLASS.  Heavy trash is picked up either day
at curbside. Freon-appliances will be picked up only is there is a red tag
stating freon is removed. Tree limbs will be removed from curbside if they
are bundled in 4 foot sections only.
WCA employees observes 6 holidays per year.  If a holiday falls on our
regular day, the  trash will be picked up the following normal pick up day.
If recycling is missed, it will be picked up the next week on the regular

ACC & Deed Restrictions


If you have a question on whether you should apply to the ACC for an
improvement,
 use this guideline.  It is always best to apply, unless you are replacing something that is EXACTLY LIKE THE NEW you are installing.
 (DEFINITION BELOW)

EXACTLY LIKE MEANS: SAME MATERIALS, SAME COLOR,  SAME HEIGHT,
SAME POSITION--NO CHANGE EXCEPT IT WILL BE NEW.

If you get a letter from Crest asking you to apply  to the ACC for something, this does not mean something bad. They are asking you to apply for something so it will be on record.
